Property – 617± acres selling in one Tract that consists of 240 acres sprinkler irrigated, 308± acres dryland farm ground, 69± acres grass, roads and other.
Property Location and Legal – 7 miles North of Yuma, CO on the west side of Highway 59 and north of road 46. Section 10, Township 3 North, Range 48 West of the 6th P.M. except that parcel containing 22.19 acres with improvements.
Minerals – Purchase price to include all of Seller’s currently owned minerals.
Taxes – 2021 property tax payable in 2022 estimated at $3,594.91, WYGWD $30.00 and $3,699.39 RRWC assessments.

Note – This is a very productive piece of farm ground that has been in the Cannon family since the early 1900’s. For the 2022 crop year, the irrigation well is decreed to pump 600-acre feet in the East ½ on 240 acres or 361-acre feet in the section on 290 acres under the Modified Banking provisions. The well is currently pumping approx. 1,350 GPM. In 2003, a new pump was installed and set at 290 ft.
